Redevelopment of former Boarding School “Giglio”

Bellano is a municipality and small town on the eastern shore of Lake Como in the Province of Lecco, located in the Italian region of Lombardy. The town’s main attraction is the Orrido, a spectacular canyon carved by the water of the Pioverna River before which over the centuries has formed narrow passages in the rock creating beautiful caves and grottoes, as well as waterfalls that make the water rumble between the high rock walls, all visitable thanks to a system of walkways that have been anchored to the stone. The church of Saints Nazaro and Celso, built in 1348, is a national monument built in a late Romanesque style. Thanks to the extraordinary concentration of citizens that excelled, and still excell in the writing and poetry, painting and sculpture, in the musical and theatrical as in the photographic field, the village is known as “Il paese degli artisti” (artists’ village). Andrea Vitali, whose novels are set in Bellano, is the most popular among them.

The idea is to give life to a social housing experience that responds to different levels of the population: precarious workers, young couples and families in difficulty, but also people who need to integrate after rehabilitation, care and recovery experiences. Furthermore, it would be possible to allocate at least a part of the building renovation to a structured service, always aimed at fragile people, also thanks to the presence in the neighborhood of a nursing home equipped with personnel and health services, managed by a cooperative that could be involved for collaborations. The project would also mean the recovery of a historical structure, which for many years has dealt with hospitality, enhancing its location in a mountain context surrounded by nature, served by public transport and easily and quickly accessible roads.

Home-work 4.0: the art of doing (living andworking) combined with innovation

Cabiate is a municipality in the Province of Como, located about 20 kilometers north of Milan and about 20 kilometers southeast of Como. First historical reference about the origin of the town comes from 745 and grew around a castle. The town is home of several large companies working in the furniture sector.

The Municipality of Cabiate (CO) is located in the Groane Regional Park and in the wood and furniture district and is 30 minutes by train from Milan. The project promotes the regeneration of five abandoned areas, in order to install new activities capable of renewing the original “home – laboratory” relationship, through the interventions, being compliant with the urban planning rules, will be implemented in a short time. There is a discount on infrastructure costs, and the destination of use is flexible. The Municipality directly supports this project, making Villa Padulli available as a research site

Domus Colombera

Cisano Bergamasco is a town in the province of Bergamo, in the northern Italy. Located in the San Martino Valley, it is about 18 kilometers west of the Orobic capital. The municipality is part of the Lario Orientale – Valle San Martino mountain community. The territory of Cisano extends to the southern foothills of the Orobic Alps and, despite being almost entirely hilly, it has a very varied appearance and has numerous shelves of different geological origin. In the town there are numerous characteristic architectural elements: first of all the medieval castle which, inserted in a privately owned villa and placed in a dominant position, still has part of the original masonry and an imposing tower that stands out over most of the town.

The project is a urban and building recomposition, where an innovative, multifunctional and supra-local neighborhood will be realized. Those lands are very rich from an environmental standpoint, while remaining very near to the outskirts of the village. Thanks to its high versatility, a healthcare residence for old people (120 beds) with a reception centre and supply of general services can be realized, or there could be more classical residential buildings for old but self-sufficient citizens (settled in one-bedroom or two-bedroom apartments). There will also be a commercial/tertiary services area and residential constructions area.

Recovery of the “A. Maj” Cloister

Clusone is an Italian town and municipality in the province of Bergamo. Located in the Val Seriana, it received the honorary title of city on 15 May 1957 with a presidential decree, which ratified a Napoleon’s promise of the year 1801. It is one of “I Borghi più belli d’Italia” (“The most beautiful villages of Italy”). Clusone is part of the Serio Valley, even though from an orographic point of view the plateau of Clusone, from glacial origin, belongs in part to the basin of Oglio. The climate of Clusone is temperate: in the winter, temperatures can fall to −10 °C (14 °F) and in summer may reach a maximum of 30 °C (86 °F).

This project is about the recovery of the “A. Maj” complex, an ancient convent attached to the church of Paradise. With its valuable fifteenth-century cloister (the distinctive element through which the building is identified by the local population) it has historically played an important role in the social context of our Altopiano. According with the functional organization of the internal spaces resulting from the transformation into a boarding school in the 19th century, the recovery of the “A. Maj” Cloister wants to respond to many different hospitalities needs of the Clusone area and its context. For example, through the creation of spaces intended for short stays to increase the local tourism (characterized by numerous places and itineraries that can be visited in one day) and through the creation of co-working spaces.

Crema is a town in the province of Cremona, located 45 km from Milan,20 km from Lodi, 42 km from Bergamo, 60 km from  Brescia, 42 km from Cremona, 44 km from Piacenza, 55 km from Pavia. It is the center of gravity of the homogeneous area formed by 50 municipalities, with over 160,000 inhabitants that refer to Crema for school services, leisure and cultural activities, shopping and services. 50% of the turnover in the manufacturing sector of the entire Province of Cremona is produced in this area, with a deep economic vocation in the cosmetic industry, Meccanic industry, agri-food, culture and tourism, service to people.

The project provides for the revamping of the north-eastern district of Crema, involving its three scopes:

  • Industrial area: through the realization of a web application able to enhance and promote the area in order to attract private investment, highlighting existing services, established companies, the available areas, the viability and give a better awareness of its productive capital.
  • University site: with the idea of becoming an innovation hub suitable to host postdiploma training courses (ITS) and development of laboratories (cosmetic and mechatronic) also at the service of enterprises.
  • Ex Cascina Pierina: 105.000 sqm of space for redevelopment and redefinition in the service of the community both as regards the green part (cycling paths, sports activities) and the real estate part ( possible creation of a the student house).

Regeneration project for the former school complex of Via IV Novembre and the historic center of Lesmo with the formation of a tertiaryresidential building overlooking the new square

Lesmo is a municipality in the Province of Monza and Brianza in the Italian region Lombardy, located about 25 kilometres northeast of Milan. It is located in the Valle del Lambro Regional Park and is 30 minutes by train from Milan.

The project promotes the regeneration of the former school complex in via IV Novembre to create:

  • the pedestrianization of the historic center in which it is inserted;
  • the restoration of the former town hall as a representative office;
  • the formation of the square of Lesmo;
  • the construction of a “C” building to be used as a residence and for tertiary-managerial activities (bank and post office).

The intervention may also be carried out in parts and in a short time as it complies with the implementation and general urban planning instrument, which also provides for direct interventions by the Municipality.

Regenerate the courts of the old joinery

Limido Comasco is municipality in the Province of Como in the Italian region Lombardy, located about 30 kilometres northwest of Milan and about 15 kilometres southwest of Como, with a population of around 2,500 inhabitants and an area of 4.5 km².

The proposal foresees the regeneration of a decommissioned and degraded area on the edge of the historic urban centre. The proposed regeneration intervention is consistent and in compliance with the current urban planning provisions. In particular, the planivolumetric articulation of the proposal is aimed at the realization of a system of courts (which characterize the settlement typology of historic cities) open and permeable with respect to the context and immediate urban surroundings. The buildings,of 2/3 floors, are arranged, forming two discontinuous urban curtains that stretch inside the block, creating a system of 3 courts. The whole area will therefore be exclusively pedestrian and accessible to bicycles. An underground car park will be used for public rotation and for the parking of private cars.

Social welfare structure for the elderly and Alzheimer’s patients

Madignano is a municipality in the Province of Cremona, located about 45 kilometers southeast of Milan and about 35 kilometers northwest of Cremona. It has a population of around 2.800 inhabitants and an area of 10.8 square kilometers. The position and the access roads have encouraged the economic development of manysectors besides agriculture, especially the construction industry and the manufacturing sector.

The proposed intervention foresees the construction of a nursing home for the elderly and Alzheimer’s patients for a total of 125 places. The area is owned by the municipality and has a surface area of 7,870 sqm and a GFA of 9,000 sqm, and it’s equipped with all the main sub-services. The sale of the land will be managed through public tender. The project envisages a central building, divided into distinct functional units with pertinent accessories. The province is home to the historic city of Monza, renowned for the iconic Monza Park and the famous Autodromo Nazionale, one of the oldest racetracks in the world. With a rich cultural heritage, a strong industrial base, and a commitment to innovation, Monza and Brianza exemplifies the blend of tradition and progress that defines the vibrant Lombardy region in Italy.

The construction of Student Housing and Senior Housing is expected at the Mombello complex in Limbiate. The sector, as a whole, is spread over an area of 44 hectares and sees the presence of partially abandoned buildings built between the end of the 19th century and the beginning of the 20th century used as a hospital structure as well as the ancient Villa Crivelli dating back to the 14th century. The redevelopment of a pavilion is planned for the creation of a student residence for 108 students as well as service spaces. The residences for the elderly will be built through the restoration of the villas originally intended for doctors, for 60 users.

Village of sport and spontaneous oasis

Piazzatorre is a municipality in the Province of Bergamo in the Italian region of Lombardy, located about 70 kilometers northeast of Milan and about 35 kilometers north of Bergamo. The first tourist member of the upper class of Milan began to arrive in Piazzatorre at the beginning of 20th century. Until the 1940s of the past century there was only summer tourism but due to the development of Torcole Ski Area winter tourism began in Piazzatorre.

This is a tourist reactivation project for the local economy of the upper Brembana valley, within the territory of the Municipality of Piazzatorre, located on a plateau with a slight facing south and a broad panorama in front. The place is 1 hour and half from Milan and less than an hour from Bergamo airport, next to the famous thermal town of San Pellegrino. The redevelopment of the formers Genovese colony, a historic building of the early twentieth century, is expected, with the transformation into a multi-purpose tourist accommodation facility whose volume will include services for culture, education, well-being and recreation. In addition to those, the village of sport surrounds the existing structure and is spread over a large meadow area of almost thirteen thousand square meters at an altitude contained within a thousand meters and therefore suitable for all age groups. This intervention is combined with the constructions of a complex in green building

The Province of Mantua benefits from an extremely favourable location and it can count on excellent infrastructure connections. In the years, it has been the settlement destination of important agricultural and industrial firms, and, more recently, of the tertiary and logistic sectors.

The project is focused on the regeneration of an old industrial building that today is used as a fruit wholesale. This old building will be the location of a new rehabilitation center.
The ground floor will be the area dedicated to the center specialised in post-traumatic physiotherapy: inside, there will be ambulatories used by the diagnostic department, rehabilitation swimming pool and gym, and day hospital service. The center will have socializing spaces for daily living. On the first floor facility specialised in rehabilitation with classrooms for teaching and a spacious conference room for 100 persons are foreseen. In the outdoor area there will be a building with apartments for families of patients recovered for long-term. Furthermore, some residences will be appointed to elderly people of the town, who are still autonomous. They will be able to feel part of a small community and will have the possibility to use the public services of the center and the nearby care home for elderly.

Urban redevelopment and seismic improvement for the former monastic infirmery of the polironiano monastic complex in San Benedetto Po

The earthquake rendered the building unfit and after some restoration and seismic improvements will regain its functionalities back; part of the ground floor and the entire frame need adjustments for a new future use. The structure is located in the city center, has a big courtyard and part of an exclusive parking spot; access to public roads is from an exclusive and large no parking zone.

Villa Arrigona’s transformation into elderly residence and compounds

The proposal for Villa Arrigona consists in the enhancement of a historical, architectural and environmental context of great value. The residential complex, consisting of 20 housing units equipped with every comfort, is planned for elderly or for single persons, couples or small families. In addition to the small apartments for self-sufficient people, there are also rooms for convalescent guests. Spaces for social sharing are foreseen in the central area of the complex of the Villa. A gym area will be created together with a medical laboratory. An added value will be represented by the restaurant open to the guest and public, as well as the big agricultural park, the garden and the church. The main body of the Villa is fully restored, while the branches will need additional interventions.

The Grand Hotel San Pellegrino Terme

San Pellegrino Terme, also called “the pearl of the Brembana Valley”, is a sophisticated art nouveau treasure trove whose internationally acclaimed, top quality mineral water distinguish it as a perfect example of the Italian style made of art, healthy foods and beverages and nature. Although originally characterised by poverty, and rural homes, once the production of mineral water started in the 19th century, San Pellegrino developed an architecture unlike any other in the surroundings thanks to the mastery of important artists of the epoch like Romeo Squadrelli. However, San Pellegrino’s history didn’t begin with art nouveau, but with 15th century relics and 18th century religious buildings before the main attractions arrived on the scene, the Casino and Grand Hotel of the Belle Époque. The construction of elegant private homes and public spaces, that offer a sensation of walking through the past, continued until the second World War and today this magic place is ready to open its doors to those who desire an unforgettable experience.

The Grand Hotel, an architectural symbol of the Italian Liberty period, was built in 1905. The property consists of a basement floor, six floors and an attic with a secondary body of minor dimensions. The redevelopment project of the hotel framework will respect the original architecture and structure, with the objective of restoring all the architectural and decorative elements both inside and outside. The project foresees the realization of a wellness centre, 110 rooms (with an area of about 40 sqm), while the attic space will host services for clients. The requalification intervention of the Grand Hotel is part of the wider project of touristic and employment development in the Brembana Valley, that over the years has had other interventions on the main buildings of the city, amongst which the Thermal Centre (a wellness centre built in Liberty style), the city Casino (restored and enlarged for host meetings, congresses and weddings), the San Pellegrino S.p.A. Mineral Water warehouse and the funicular station.

MASP Mantua Agriculture & Sustainability Project

  • agri-food local excellence promotion

Borgo Nuovo

Torre de’ Busi is a municipality in the Province of Bergamo in the Italian region Lombardy, located about 40 kilometers northeast of Milan and about 27 kilometers northwest of Bergamo.

The Project consists in the retrieving of an historical building located inside the “Casarola” village, as well as the construction of two new buildings close to the access route. The historical building, named “Fracassetti’s Palace”, has lately gone under reconstruction (its roofing and its facades have been cleaned and restored). The Project will give the opportunity to use the historical building for residential purposes rather as a hotel or a multi-building hotel thanks to its big flounced surrounding area (formerly modeled for agricultural purposes, mainly viticulture).

The retrieving of the historical building could also involve other buildings located inside or nearby the village. Their volumes could be used for activities related to the historical building’s activities or for services, commercial activities, advanced tertiary services or for attraction purposes like local or supra-local public events.

Toscolano Maderno is a town and municipality on the west coast of Lake Garda, in the province of Brescia. It is located about 40 kilometers from Brescia. Located on the Brescian shore of the Lake Garda, it includes the two towns of Toscolano, an industrial center, and Maderno, a tourist resort, united into a single municipality in 1928. The municipal territory includes the Monte Pizzocolo.

The project envisages the reuse of a historic dwelling dating back to the 17th Century that belonged to the noble Mantuan house of Gonzaga, and its park, both magnificently located on the hilly slope overlooking Lake Garda, to become a high-quality vacation spot offering topnotch catering and the possibility of staying for up to 12 people. The site will then be available for events, ceremonies and cultural occasions.

Vigevano is a town and municipality in the province of Pavia. A historic art town, it is also renowned for shoemaking and is one of the main centers of Lomellina, a rice-growing agricultural district. Vigevano received the honorary title of city with a decree of Duke Francis II Sforza on 2 February 1532. It is famed for its beautiful Renaissance “Piazza Ducale” in the center of the town.

The Municipality of Vigevano proposes the important goal of aggregating all of the security forces in one place, creating a pole that hosts the four-body barracks: Carabinieri, Polizia, Guardia di Finanza and Fire Brigade. The area identified for this purpose is the space of Piazzale Longo.

Some criteria have guided the drafting of masterplan:

  1. – the citadel of security is based on a new concept of relationship between law enforcement and the citizen;
  2. – The optimization of spaces requires one possible aggregation of shareable functions; pursuing a dual objective: reduction of rental/management costs and improvement of working conditions of the barracks staff;
  3. – redevelop the public spaces;
  4. – Design a “flexible” project, allowing you to build the “Citadel” in stages.

Varese is the 4th most populous province in Lombardy (878,059 inhabitants) and it’s reallyclose to the international airport of Malpensa. It is an important Lombard industrial center and its metropolitan area is home to some important companies at national and world level.

The project consists of a large urban regeneration intervention with a social impact through the creation of a green, residential and cultural heart in the area of the former civic slaughterhouse. The main elements of the project come together in 4 distinct areas:

  1. a significant intervention of Social Housing on the grounds of the warehouses;
  2. the Nuova Piazza Gigli in the central area, the main gate to the entire intervention;
  3. a complete refurbishment of the former slaughterhouse centered on the main theme of food;
  4. a public and cycle / pedestrian park.

Sports, social and cultural – aggregative services will also be provided

Urban intergeneration integrated social housing project for the Biumo Inferiore district

The target of this project is the Urban Intergeneration of the Biumo Inferiore District through a process of redevelopment of public buildings. Three specific objectives:

  1. increasing the supply of public housing services;
  2. enriching the supply of social housing services, by activating a student residence;
  3. triggering a process of regeneration of the area, through an offer of urban and proximity services and an action to strengthen urban infrastructures.

The intervention on the buildings allows to restore the architectural quality of an underused historical heritage. The interventions also concern open spaces and green areas

Urban Regeneration of the Historic Core of Vizzola Ticino (Varese)

Vizzola Ticino is a village of the province of Varese. It is on the banks of the Ticino River, immediately to the west of Strada Provinciale 52 on the western perimeter of Malpensa Airport. In the late 19th century, the town was the site of one of the largest electrical generating facilities in Europe, powered by a canal run from the Ticino.

The project involves buildings and land plots that represent an important part of the historic core of Vizzola Ticino, including portions of buildings within the ancient village and a larger area. The connection with the airport makes it accessible on an international scale; the short distance from Milan and the landscape peculiarity of the context make it interesting on a metropolitan scale and also the local context has its potential for development. Due to its central position it is hypothesized to implement new functions related to spare time, corroborating the attractive potentialities of the territory. Fashion, art and design are topical themes for the area, considering the short distance from Milan and the important presence of famous international brands in the surroundings.

Recovery of the former cavalry barracks “Zanardi Bonfiglio”

Voghera is the main town of Oltrepò Pavese, in the Province of Pavia and is an important rail and road hub as well as a renowned wine producer. It is the third most populated town in the province, after Pavia and Vigevano. It is located 30 km south-southwest of Vigevano, on the Staffora (a tributary of the Po). The town’s main attractions are the Castle, Palazzo Gounela (the current Town Hall), the large Cathedral of Saint Lawrence (built in the 11th century), the church of St. Joseph, with a noteworthy Baroque façade, and the church of Sant’Ilario.

The project deals with the functional recovery of the former cavalry barracks “Zanardi Bonfiglio”, a building of historical value constructed around 1860 and a main point and grandiose example of military architecture of the time, situated near the historical center of the city. The project idea deals with the recovery of the currently unused parts of the building in the North courtyard that can be turned into public services, and the transfer to investors of some parts facing the South courtyard. Furthermore, the realization of underground parking is planned for both courtyards.
