Pirelli 39, dove la sostenibilità diventa realtà!

COIMA sgr assegna a Diller Scofidio + Renfro (DS+R) e Stefano Boeri Architetti il concorso internazionale di architettura per l’edificio di Via Pirelli 39!

“Il loro progetto è riuscito ad interpretare armoniosamente le linee guida condivise da COIMA e dal Comune” affermano da Milano. Al bando, indetto nel 2019, hanno preso parte ben 70 raggruppamenti con 359 Studi di architettura, landscape/urban design e ingegneria in rappresentanza di 15 Paesi. La scelta è sicuramente stata difficile.

Pirelli 39 si trova al centro dell’area Porta Nuova Gioia in una posizione strategica fra la stazione Centrale e lo scalo Farini. La sua rigenerazione si inserisce nel processo di riqualificazione del quartiere, iniziato con Gioia 22 e che si completerà nei prossimi anni con lo sviluppo dei progetti di Pirelli 35 e Gioia 20.

Pirelli 39 sarà il primo progetto italiano interamente misurabile secondo criteri ESG:

• certificazioni LEED Platinum, WELL Gold, WiredScore

• contributo per il raggiungimento della certificazione LEED e WELL for Community del quartiere Porta Nuova (primo distretto al mondo)

• zero uso di combustibili fossili

• livello di emissioni operative di CO2 già allineato con gli obiettivi EU 2050

• recupero edilizio >70% dell’edificio esistente e contenimento delle emissioni di costruzione (< 600 kg CO2/m2)

• copertura del fabbisogno annuale di energia >65% da fonti rinnovabili

• creazione di spazi pubblici e commerciali per contribuire all’attivazione dell’area

• attivazione di 5.000+ posti di lavoro per fasi progettuali, costruttive e di gestione

• €500 milioni di Valore aggiunto Generato (contributo diretto, indiretto e indotto dell’attività economica svolta).

COIMA SGR has awarded Diller Scofidio + Renfro (DS + R) and Stefano Boeri Architetti the international architectural competition for Pirelli 39 in Milan.

70 groups took part in the international competition, in 2019, with 359 architecture, landscape / urban design and engineering firms representing 15 countries The winning project is the one presented by Diller Scofidio + Renfro / Stefano Boeri Architetti, who harmoniously interpreted the guidelines shared by COIMA and the Municipality of Milan.

Pirelli 39 is located in the center of the Porta Nuova Gioia area in a strategic position between the Central Station and Scalo Farini and provides access to Porta Nuova from the north towards the city centre. Its redevelopment is part of the regeneration process of the wider area that started with the redevelopment of Gioia 22 and will be completed in the coming years with the development of Pirelli 35 and Gioia 20.

Pirelli 39 will be the first Italian project fully measurable according to ESG criteria:

• LEED Platinum, WELL Gold, WiredScore certifications

• contribution to achieve LEED and WELL for Community certification for the Porta Nuova district (first district in the world)

• zero use of fossil fuels

• level of operational CO2 emissions already aligned with the EU 2050 objectives

• building recovery >70% of the existing building and containment of construction emissions (<600 kg CO2 / m2)

• coverage of the annual energy requirement >65% from renewable sources

• creation of public and commercial spaces to contribute to the activation of the area

• activation of +5,000 jobs for design, construction and management phases

• € 500 million of added value generated (direct, indirect and induced contribution of the economic activity carried out)
